Do You Regret Turning Down an Offer?

How to Reopen Talks with a Potential Home Buyer

The real estate market is in a state of constant flux, and if your home has been for sale a little while you may feel vulnerable if you’ve recently rejected an offer. If you’re starting to change your tune on what you want and you’re wondering how you can re-make a deal, here are a few pointers for how to approach a new negotiation.

Did You Do a Follow-Up Call?

One of the rules for selling your home is to follow-up with all potential buyers as a matter of courtesy, whether you’ve accepted their offer on your home or not. If you’ve done this with a potential buyer you want to re-negotiate with, then you’re in a good position to contact them. Whether you choose to do this directly with the buyer or through your real estate agent, make sure that you know exactly what you want to say so the second time around can be more promising for both parties.

Re-Consider the Buyer’s Point of View

If you’re contemplating a former offer, looking at the way the buyer sees things may help you come to more of a consensus in terms of price. While you’ve paid for your property, and you’re aware of all that you’ve invested into it, a buyer may be looking simply at the going price of other properties in the area. By re-considering the market value in your area and being clear on the buyer’s concerns regarding your price-point, it’s possible you may be able to meet somewhere closer to the middle when it comes to a renegotiated price.

Be Prepared to Change Your Tune

You likely won’t be able to successfully negotiate anything with your potential buyer unless you and your family re-consider your asking price. While re-negotiating an offer that seems unfair certainly isn’t something worth stressing over, you’ll want to think about what the additional money you might be making is worth and if the difference is going to make up for potentially having your house on the market for a few more weeks or months. If it’s worth it to you to re-negotiate, you may just have home sale on your hands in short order

Selling a home can be a matter of significant stress, and missing out on an offer can add even more difficulty to the proverbial pile. Whether you’re wondering how you can renegotiate an old offer or successfully sell your home, you may want to contact your local real estate agent for more information.

What 1st Choice Realty of Fayetteville Does Differently To Sell Your Home As Fast As Possible For Top Dollar!

The objective of Clark Cook and 1st Choice Realty of Fayetteville is to market your home so that you will get the most that the market will allow. It is important for you to know your role in the process and to understand exactly what it is we do. More about that later, but right now let’s start with the tangible difference. We begin with professional photography. All of our listings are professionally photographed to insure they are presented in the best possible light and outshine your competition. All of our listings receive their own 24 hour message line with 800# extension prominently displayed on our attractive yard sign and post.

Next, your listing will have a virtual tour featuring full 360 degree panoramic views of the exterior and all of the still images associated with your property. Panoramic views of the interior are included where appropriate.

Our firm uses List Hub to distribute your listing to all major real estate portals for maximum online exposure. Your home will be found on popular websites such as Realtor.com, Zillow, Trulia, and many others. In addition, we provide you listing activity reports from List Hub twice monthly showing you the number of online views of your property.

We only use Supra Lock Boxes because it allows us to electronically track who comes and goes into your house. This is also an added security feature to marketing your home because it reduces the probability of anyone entering your home without our knowledge. Every time the lock box is accessed we receive an email directly from Supra with the name, date, and time stamp of the realtor who opened the box.

Your home will have 250 full color professionally designed flyers printed and prominently displayed, 50 at a time, on our sign post in a durable plastic container. As potential buyers drive by and take a flyer it helps them remember your home. Sometimes Realtors will also pick up a flyer perhaps out of curiosity or to help them remember a good lookng listing. The simple truth is in all probability it will be another Realtor who brings us a buyer; therefore we market directly to Realtors via email flyers and personal contact.

So now, back to our earlier point about the role we each play in the marketing and selling of your home. As a Strategic Pricing Specialist, it is our responsibility to provide you with as much information as possible so you can decide what price to place on your home. First, we determine your primary motivation for selling your home. Is it price, or time on the market? Next we explain the three market trends and identify which trend the market is currently in for your particular area. We will show you recent sales in your neighborhood as well as all active listings your home will be competing against. We will also look at the absorption rate in your area. After you have taken all this into account, and we have satisfactorily answered all your questions, you and only you will decide the list price of your home.

In summarize, here is what you get from us that you are not likely to get anywhere else:
• We specialize in professional photography with 360 degree panoramic views of your property. We do not charge for this service as it is an added benefit of listing with us.
• Personal 24 hour message line with 800# extension for easy tracking of potential buyers
• You get online activity reports twice a month
• Only Supra Lock Boxes are used to access your property
• Professionally designed full color flyers

How to Find, Buy, And Move Into Your New Home in 45 Days or Less!

Buying a home can be a fun and rewarding experience especially when you’ve taken all the necessary preliminary steps. Hello! I’m Clark Cook, Broker & Owner of 1st Choice Realty of Fayetteville.  In the next few minutes I’m going to share with you the single most  important step you should take to insure you find, buy and be in your new home within 45 days or less!  So listen up! Even if you know your credit is excellent you should immediately obtain pre-approval for a home loan, and here’s why.

In today’s market most sellers have been waiting a long time for a qualified buyer. When you show up with your pre-approval letter, that’s the next best thing to having CASH in hand! Your ability to negotiate the best price is strengthened and you have just increased your chances of getting your offer accepted.

The best deals often attract multiple offers. Trust me! Nothing is as disappointing as finding your dream home, making an offer contingent upon you getting financing, only to lose it to another buyer that is pre-approved. The strongest offers are not contingent upon the buyer being able to obtain financing. You can eliminate the possibility of that happening to you by getting your financing in place FIRST! Like I just said, it’s the next best thing to having CASH.

So if you haven’t done so already, I can help you by introducing you to two local home loan officers I have successfully worked with in the past. Now you may have caught that I emphasized local and the reason is I have developed a professional relationship with these lenders. I’ve met them eyeball to eyeball, belly to belly, and have access to their private numbers. My name and number is in their cell phone directory giving me direct access to them.  My calls get through, but most importantly it saves time and is convenient!  I don’t have to worry about anything of importance delaying the process because I communicate regularly. It is also important to note that I have worked well with lenders where no prior experience or relationship exists. Ultimately it is your choice, your decision as to whom you choose for financing. The only thing that matters is that you get pre-approval early in the process.

Secondly, you need to know what you want i.e. Price range, School district, Size, Style, Lot size, number of rooms, garage, etc. narrow it down as much as possible.

Finally, let me address the typical timeline for buyers who do it right and get pre-approved first. The first week to ten days we find the property that meets your criteria. Next we negotiate the price and make an offer. After our offer is accepted, signed contracts go to the lender and closing attorney. We immediately begin our due diligence by scheduling a home inspection. Once we get the results of the home inspection we address any needed repairs with the seller prior to the expiration of the due diligence date. Over the next 2 to 3 weeks the lender is processing your loan, orders the appraisal and gets it through underwriting. By this time we are usually at or near the 30 day mark. The last thing we do is a final walk through the day before the closing attorney settles the transaction.

In summary, smart home buyers consult a lender before they start looking for a new home. So if you are serious and want to avoid disappointment and possible heartache, click the green button at the top right of the screen, select a lender, and get pre-approved!

Furlough Benefits for Fort Bragg Federal Credit Union Members

Many civilian employees at Fort Bragg face up to 11 days of furlough in the 2013 fiscal year. Last week, Congress passed a Continuing resolution (CR) to fund the federal government through September 30. While the CR still included the sequestration cuts, Congress shifted $10.4 billion into the Department of Defense’s (DoD’s) operations and maintenance accounts. This was done to give DoD some flexibility when applying the cuts.

The credit union industry has a history of standing by its members. In both good times and bad, credit unions consistently work to address the financial service needs of those in their communities. The challenges of sequestration are no different. Fort Bragg Federal Credit Union has a special program to assist those affected by the furlough. Anyone facing a financial challenge because of the furlough should talk with a representative of member services at Fort Bragg Federal Credit Union.

Why You Watch Reality TV

Reality television has exploded in the last decade. In fact, it would be difficult to find an hour of the day when a reality television show isn’t on. What exactly is the appeal of reality television that has so many viewers completely hooked? Why has the popularity of Reality TV spanned all socio-economic statuses, age groups, and education levels? Perhaps it’s the unscripted glimpse you get into other people’s lives that helps take the focus off present troubles, or makes everyone’s day to day lives seem a little less “crazy.” Whatever it is that draws Reality TV fans in, this fairly new phenomenon has certainly taken the entertainment industry by storm.

Let’s take a look at a couple of reasons why you watch Reality TV. First, the defining aspect of Reality TV is probably the manner in which it is shot. Whether the show takes place in a real setting with real people (much like a documentary), shot in front of a live studio audience that participates in the program, or uses hidden surveillance, the best Reality TV relies on the camera capturing everything as it happens.

Secondly, I agree with those who have said Reality TV shows are escapism for viewers, much like books, radio, and even TV were to prior generations. Our fascination with stars of Reality TV is probably seeing if they have any likenesses to us, our lives, our stuff, and our values. Sitcoms were the big deal in the 70s and 80s, and continues. Today Reality TV finds itself at the peak of an exponential growth. New shows come out every season taking the genre in a new direction by adding or enhancing plot devices from other genres.

Finally, living vicariously, we may hate to admit it but there is a little Reality TV star in all of us. Who doesn’t want to be a ‘Housewife of Atlanta’, New Jersey, Orange County or where ever and get paid big bucks to look fabulous and eat catered meals? Of course must of us can live without the hair pulling and drink throwing, or is that Basketball Wives?
